We recognise that each landlord is different with their own set of requirements, which is why we offer an Introduction Only Service and a flexible Property Management Service.

We will arrange a visit to your property to offer a free valuation on expected market rental and advise you on the presentation and improvements of your property.

VIEWING MANAGEMENT

Accompanying prospective tenants to view your property.

INVENTORY*

Arranging highly detailed, and professional inventory reports with photographic evidence of the property's condition at the start of a tenancy.

Professional photographs, to let boards, and advertisement on major UK property internet portals such as Zoopla, Rightmove and Prime Location.

MARKETING STRATEGY

CERTIFICATION

Arranging EPC certificate and/or gas safety certificate.* We also arrange an EICR to assess the competency of your property's electrical systems.

INITIAL CONSULTATION

& NEGOTIATION

Introducing a tenant and negotiating terms.

TENTANT REFERENCING

Carrying out referencing on prospective tenants through an specialist Credit Referencing Agency.

TENANCY AGREEMENTS

Preparing a comprehensive Tenancy Agreement setting out rights and obligations of both parties, including any special terms that have been agreed. Our standard Tenancy Agreement is for a period of one year, with an optional 6-month break clause.

TENANCY DEPOSIT SCHEME MEMEMBERSHIP GUIDANCE

We offer the choice of safeguarding your property's deposit, or allowing you to register it, and provide information on the different government backed schemes available to use

 *Additional charges apply for this service. £120 Inc VAT / EICR £160 Inc VAT / Inventory Prices from £120-£250 Inc VAT depending on property size
